One morning, I was catching up with a neighbour, who also happens to be a very good friend of ours. Like many families, their life was full and fast-paced. With school-aged kids, a pet, and elderly parents to care for, their days were packed. They had talked about needing more space before, but upsizing had never quite made it onto their priority list.

But there was one challenge: the property had just been listed that same day. In today’s market, that often means limited room for negotiation and strong potential competition. Strategy was critical.
We moved quickly and put together a strong, well-structured offer. After several rounds of negotiation, we successfully secured the home for $80K below the asking price - a fantastic outcome given the circumstances.
To protect our clients, we included conditions for financing and a home inspection, ensuring everything was thoroughly covered.
A few days later, the family returned with their parents and children during the inspection. It turned into a meaningful moment — everyone loved the home, which made the decision even easier.
From my previous home inspection experience, I could already tell the property had been exceptionally well maintained. When the inspection confirmed there were no major issues, we confidently moved forward and waived the remaining conditions.
