Depending on the condominium’s declaration and rules, the corporation may also be responsible for certain exterior components, such as the roof, exterior walls, windows or driveways.

A POTL townhouse may cost more upfront and have a lower monthly fee, but the owner may eventually need to pay directly for major items such as the roof, windows, exterior walls or driveway.

Of course, this is only a general pattern. A newer, larger or better-located condo townhouse may still sell for more than a POTL townhouse in another community.

Compare the Total Cost of Ownership

Buyers should not compare these properties based only on the purchase price or the monthly fee. The more useful calculation is:

Purchase price + monthly fees + long-term maintenance costs

A lower fee does not automatically mean a property is less expensive to own. Similarly, a higher condo fee is not necessarily poor value if it covers services and major repairs that the homeowner would otherwise pay for separately.

Before purchasing either type of townhouse, review the Status Certificate and related condominium documents carefully. Confirm:

  • What the monthly fee includes
  • Which parts of the property the homeowner must maintain
  • Which repairs are handled by the condominium corporation
  • Whether the reserve fund is adequately funded
  • Whether any fee increases or special assessments are expected
  • What rules and restrictions apply to the property

A condo townhouse may be a good choice if you prefer lower-maintenance living and want many exterior responsibilities handled collectively.

A townhouse with a POTL fee may be more suitable if you want lower monthly fees, greater control over the property and are comfortable managing future repairs yourself.

Townhouses can look very similar, but their ownership structures and financial responsibilities may be very different. Understanding those differences before making an offer can help you choose the right property and avoid unexpected costs after closing.
