If we look at Oakville market data from 2023 till the end of Mar 2026, one pattern shows up very clearly:
Spring is when the market is most active.
Sales volumes consistently spike between March and June. For example:

In 2023, all four months with sales above 200 transactions were in spring (March to June).

In 2024, five consecutive months from February to June crossed the 200 mark.

In 2025, the strongest stretch again fell between April and August, with May peaking at over 300 homes sold.

Spring is when the largest number of buyers are actively searching.

But Activity Doesn’t Always Mean Higher Prices
Here’s where many sellers get surprised.
Even though spring has the highest sales volume, it does not always produce the highest prices.
When we isolate the top pricing months each year, a different pattern appears:

In 2023, some of the highest average prices showed up not only in spring, but also in November and December.

In 2024, top pricing months included February, April, May, September, and November.

In 2025, pricing became more spread out, without a clear “spring peak,” reflecting a softer market overall.

What does this tell us?
High sales volume and peak pricing don’t always happen at the same time.
Spring brings more buyers - but it also brings more listings. That increased competition can cap how high prices go.
The Real Driver: Supply and Demand
To truly understand whether it’s a “good” time to sell, we need to look beyond seasonality and focus on inventory levels.
A key metric professionals use is Months of Inventory (MOI) - how long it would take to sell all current listings at the current sales pace.

Low MOI = Seller’s market (homes are scarce)

High MOI = Buyer’s market (more competition among sellers)
This is where the story becomes much more interesting.
What Has Changed Since 2023
From 2023 to today, the Oakville market has gone through a clear shift:

2023: Inventory was relatively tight. Sellers had more leverage.

2025 ~ 2026: Inventory expanded significantly. Buyers gained the upper hand.
In other words:
The season didn’t change - but the market conditions did.

This was a tight market with strong competition among buyers.

Inventory has more than doubled, sales have slowed, and buyers now have significantly more choice and negotiating power.
Same season, completely different market.
