Oakville recorded more home sales and fewer new listings in October than in September. Yet the average sale price declined, and homes that sold spent slightly longer on the market.
For sellers, these figures raise a practical question: if homes are selling, what does your property need to compete?

More Transactions, Fewer New Listings
October’s 194 sales were up from 167 in September. However, sales remained 23% below the same month last year.
New listings fell from 746 in September to 569 in October—a reduction of 177 properties.
This means fewer properties entered the market while more transactions were completed. It does not, by itself, establish that total available inventory declined. Unsold properties from earlier months may still be competing for buyers.
For an individual seller, the most useful question is whether these changes occurred within their own neighbourhood, property type and price range. An increase in condominium sales, for example, may offer limited guidance when pricing a detached home.
Average Prices Declined
Oakville’s average sale price was approximately $1.365 million in October, down from $1.401 million in September and 10% below October last year.
The average reflects the mix of properties sold during the month. A greater share of lower-priced homes—or fewer high-value transactions—can move the overall figure.
That means a 10% decline in the citywide average should not automatically be applied to an individual property.
For pricing decisions, review recent comparable sales and consider:
- How closely the properties match yours in location, size and condition
- Their original asking prices and any subsequent reductions
- Their final sale prices and time on the market
- The alternatives currently available to the same buyers
Together, these details provide a more useful basis for setting expectations.
What Does 39 Days on the Market Really Mean?
Homes that sold in October spent an average of 39.2 days on the market, compared with 36.7 days in September.
There is an important distinction here: this measure covers sold properties. It does not include the full waiting time of homes that remained unsold at the end of the month.
Sellers should therefore avoid treating 39 days as an expected selling deadline. If your sale is connected to another purchase, relocation or financing arrangement, allow flexibility when planning closing dates.
What Should Sellers Focus On?
Start with the three to five properties most directly competing with your home.
Compare their asking prices, condition, presentation and features. Then ask: at a similar budget, what would make a buyer choose your property?
The answer can help guide decisions about pricing, cleaning, staging, photography and minor repairs before listing.
If your home is already on the market, keep reviewing new listings and completed sales alongside showing feedback. The evidence available when you first chose your asking price may have changed.
Put the Numbers in Your Neighbourhood’s Context
October brought an increase in completed sales, fewer new listings, a lower average sale price and a longer average selling time.
The next step is to understand how those figures relate to your property’s direct competition.
