"Do I really need to stage my condo before putting it on the market?"
This is one of the questions we hear most often from condo owners, and it's a fair one. Professional staging isn't inexpensive, and many sellers wonder whether the investment actually makes a difference.
Our short answer? - YES, staging helps, but it isn't necessary for every condo.
So far this year, our team sold 4 condos. 2 were professionally staged, while the other 2 were listed without staging. Looking back at these sales, one thing became clear: staging can significantly improve a property's presentation, but it isn't the deciding factor behind every successful sale. In many cases, pricing strategy, market conditions, and the overall appeal of the property have a much greater impact o
Property | Staged | Showings | Days on Market | Price Adjustments | Sold-to-List Price |
|---|---|---|---|---|---|
Oakville Condo | ✅ | 10 | 15 | 0 | 97.3% |
Toronto Condo | ❌ | 27 | 28 | 0 | 97.5% |
Mississauga Condo | ❌ | 18 | 60 | 2 | 87.9% |
Oakville Waterfront Condo | ✅ | 33 | 64 | 1 | 94.6% |
At first glance, the results don't reveal a simple pattern.
One staged condo sold in just 15 days, while another remained on the market for more than two months. One unstaged condo sold within four weeks, while another required two price reductions before finding a buyer.
If staging alone determined how quickly a condo sold, these results would look very different.
Instead, they reinforce something we've seen repeatedly in today's market: there is no single strategy that guarantees success. Every property is unique, and every sale is influenced by a combination of pricing, location, condition, competition, and buyer demand.
Staging Is a Marketing Strategy, Not a Pricing Strategy.
This doesn't mean staging isn't worthwhile. In fact, we believe it can be one of the most valuable marketing investments for the right property.
The key is understanding what staging is designed to accomplish.
Professional staging isn't meant to compensate for an unrealistic asking price or challenging market conditions. Its purpose is to present a property in the best possible light, helping it attract more qualified buyers during the critical first few weeks on the market.
Today's buyers begin almost every home search online. Long before they walk through the front door, they've already formed a first impression based on the listing photos. A well-presented home captures attention, encourages more buyers to book a showing, and creates a stronger emotional connection once they step inside.
That's where staging delivers its greatest value. It generates interest—but it doesn't replace a sound pricing strategy or strong market positioning.
When We Recommend Staging
Based on our experience, professional staging provides the greatest return when a condo is vacant, furnished with outdated pieces, or competing against many similar listings.
An empty unit often feels smaller than it actually is, while older furniture can distract buyers from the home's best features. Thoughtful staging helps buyers visualize themselves living in the space while highlighting the layout, natural light, and overall functionality of the home.
That said, not every condo requires a full staging package.
If a property is already clean, well maintained, tastefully furnished, and professionally photographed, a few styling updates, careful decluttering, and thoughtful furniture placement can often achieve an equally impressive result at a much lower cost.
Ultimately, the goal isn't to stage every property—it's to present every property as effectively as possible.
