Many homeowners believe that the best home sales happen when there are dozens of showings and multiple competing offers.

Here's a recent example from one of our Burlington listings.

A Competitive Market from Day One

When we listed this Burlington townhome in early July, the market wasn't easy. There were already six or seven similar townhomes for sale in the same neighbourhood, giving buyers plenty of choices.

We priced our home competitively, but we weren't trying to be the cheapest listing.

Then, just one day after we went on the market, another townhome with almost the identical floor plan was listed at the exact same price. The competing home had a finished basement and several interior upgrades that ours didn't.

Many sellers would immediately think, "We need to lower our price before buyers choose the other one."

Why We Chose Not to Lower the Price

Instead of reacting emotionally, we looked at the bigger picture. If we reduced our price immediately, both properties would likely end up competing against each other, driving prices down for everyone.

After discussing the options with our sellers, we made a strategic decision: Let the competing property sell first.

Once it was off the market, our listing would naturally become one of the best value options remaining in the neighbourhood.

About two weeks later, that's exactly what happened. The competing property sold.

One Offer Turned Into a Successful Sale

Even after that, activity remained relatively slow. Over nearly a month, our listing received only a handful of showings. Then finally, an offer arrived.

Just one.

For many sellers, that's a stressful moment. After waiting weeks with limited activity, it's tempting to accept the first offer without much negotiation.

We took a different approach. Instead of rushing, we carefully evaluated the buyer's motivation, identified opportunities to negotiate, and worked through every detail of the agreement. That single offer became a successful sale.

A Fast Closing Added Another Challenge

The transaction didn't get any easier after the deal became firm. The buyer needed a very quick closing, leaving less than a week between firm acceptance and possession.

That meant coordinating lawyers, financing, documents, funds, and every closing detail within just a few days.

When timelines are this tight, communication and experience become just as important as negotiation. We handled it properly.
