Welcome to this week’s Oakville Market Report.

With our second snowfall of the season, the local real estate market has officially shifted into “winter mode.” Let’s take a look at what changed this week.

1. Oakville Market Snapshot (Past 7 Days)

New Listings: 87
(15 fewer than the previous week)

Sold Properties: 51
(4 fewer than last week and down 26% compared to the same time last year)

Showing Activity:
• This week: 2,005
• Last week: 2,056
➡️ Essentially flat

And the most important metric remains unchanged:

👉 It currently takes an average of 24 buyer showings to sell a home in Oakville.

What does this tell us?
Even though the market is slower, serious buyers are still out there.
They are actively viewing properties, comparing options, and waiting for opportunities.

2. Two Major Updates From Last Week

1️⃣ Bill 60 Has Officially Passed

This is one of the most landlord-friendly policy changes in recent years. Key highlights include:

  • Tenants cannot present new evidence at the last minute during hearings

  • Appeal window shortened from 30 days to 15 days

  • No additional compensation required for landlord self-use evictions

  • Tenants owing rent must pay at least 50% before they can dispute the case

These changes will significantly improve the efficiency of landlord protections and help stabilize the rental market.

2️⃣ Ontario’s Latest High School Rankings Released

Great news for Oakville families:

Oakville has six public high schools, and the results were outstanding:

  • Abbey Park — 9.3 (Top 8 in Ontario)

  • Iroquois Ridge (IR) — 9.3 (Top 8)

  • Oakville Trafalgar (OT) — 9.2 (Top 12)

Top-performing schools continue to boost the desirability and long-term value of Oakville’s school zones.

3. What We Saw This Week in Our Team’s Transactions

This week, one property firmed successfully, and three other listings received offers.

However, the offers did not materialize into deals because:

  • Buyers are entering the market with a “discount mindset”

  • Sellers have not adjusted their expectations downward
    ➡️ The psychological gap between buyers and sellers remains wide.

This is a classic winter market pattern and usually takes time to rebalance.

4. Seller Strategy Heading Into Winter

I spoke with several homeowners planning to sell soon, and none of them are in a rush.
Given we’re now entering the holiday season — and officially winter market conditions — my advice is very clear:

👉 If you’re not in a hurry, wait until early spring to list.

Winter buyers exist, but they’re fewer in number.
Historically, mid-January to late March marks the first wave of spring market activity — a much better window for sellers.

And with snow officially arriving again this week, we’re right at the beginning of the typical “pause and wait” period.
