Market Activity in the Past Week
In the past seven days, Oakville recorded:

66 new listings (down 21 from the previous week)

43 sales (down 8 from the previous week)
Compared to the same period last year, activity has declined even more noticeably, with total sales down 39% year-over-year.
Showing Activity

This week: 1,675 showings

Last week: 2,005 showings
➡️ A decline of 16.5%
Despite this slowdown, one core market indicator remains unchanged:
👉 It still takes an average of 24–25 showings for a property to sell.
This tells us that while the market is quiet, buyers are still present — they are simply moving more slowly and acting more cautiously.
Winter Market Dynamics
As we enter December, the number of new listings is dropping noticeably. Many sellers who have been on the market for weeks without achieving their desired price are choosing to temporarily take their property off the market, waiting for greater clarity in the spring market.

Two listings were taken off the market

One will be relaunched in the spring

Another larger home has been switched to a rental, with plans to sell in the future
On the other hand, we currently have several highly motivated buyers who are actively searching but struggling to find suitable options.
This perfectly illustrates a classic winter market:
👉 Motivated buyers can’t find enough inventory
👉 Sellers who are not urgent prefer not to list now
The result is a season characterized by low supply, low sales, and caution on both sides.
