At this stage, you’re likely filled with excitement about moving in, or perhaps overwhelmed by the long to-do list: changing your address, setting up utility accounts, packing for the move… But amidst all the chaos, it’s easy to overlook one very important step—the final buyer visit.
Whenever possible, you should take full advantage of this last opportunity to walk through the property. This visit can help you catch issues early and avoid unnecessary loss or stress. Just this week, two of my clients scheduled their final visits before closing, and I thought it’d be helpful to walk you through what this visit should actually look like.

Prepare Before You Go:

Go over what your home inspector didn’t get to check the first time—write it down. -
Repairs Promised by the Seller
Gather the list of items the seller agreed to fix. -
Questions for the Seller
Prepare a list of things you want to ask the seller, especially regarding special systems or appliances.
Key Things to Check
1. Revisit Past Issues
Go back over the issues found during the initial inspection. Have they been fixed? Are the promised repairs done properly? Use this last opportunity to run a basic check—if anything looks off, take photos and notify your lawyer ASAP.
2. Look for New Problems
Did anything go wrong since the contract was signed? For instance, did a pipe start leaking or a major appliance stop working? Make sure everything is in the same—or better—condition as when you first saw it.
3. Test Uninspected Items
Some things might have been skipped during the inspection due to seasonal or accessibility reasons, such as:

The furnace or air conditioning (depending on the season)

A room that was blocked off by furniture or storage
Now’s your chance to test those.
4. Ask About Special Equipment
Take this time to ask the seller how to use any unique systems in the house, such as:

What to Discuss with the Seller
Here are some things you should clarify with the seller if you meet them during the visit:

Ask for repair invoices, contractor contact information, and any warranties for work that was recently done. -

Remind the seller to leave all keys and label each key with the corresponding lock (doors, mailbox, garage, etc.). -
Mailbox Access
Confirm the location of the mailbox and make sure they leave the mailbox key. -
Warranty Info
If the seller recently did any major maintenance (e.g., new roof, plumbing, waterproofing), ask for the warranties and service records. -
Contact Info
If they’re open to it, ask for their contact information in case you have questions after moving in.
